The Challenge
Enbridge Pipelines Inc. faced significant challenges due to rapid business growth, which led to a 33% increase in headcount, adding 2,000 new positions. This growth necessitated the acquisition and renovation of 220,000 square feet of new office space within a 12-month period. In Edmonton alone, the seated headcount increased from 1,550 to 1,950 within a year, with an expected further 20% growth rate company-wide. To manage this expansion, Enbridge needed to streamline its vacancy reporting, move management, departmental occupancy reporting, space forecasting, and floor plan management. The company relied heavily on ARCHIBUS to intelligently manage its growing workforce, property, and asset base. The goal was to establish standard business processes within a true enterprise information management (EIM) system to simplify real estate and facilities management business and technology processes, enhancing user productivity.
About The Customer
Enbridge Pipelines Inc. is a major transporter and distributor of energy, specifically oil and natural gas, across North America. The company is supported by more than 6,000 employees in Canada and the United States. Enbridge has been experiencing significant growth due to the increasing demand for energy, leading to the addition of 2,000 new positions to manage their expanding network of pipelines and other facilities. The company operates offices in Toronto, Calgary, Edmonton, Superior, Wisconsin, Houston, Texas, and various field offices. In Edmonton alone, Enbridge occupies 660,000 square feet across six buildings. The company is focused on establishing standard business processes within an enterprise information management (EIM) system to streamline real estate and facilities management, improve productivity, and support its growing workforce and asset base.
The Solution
Enbridge implemented ARCHIBUS, an integrated IWMS, web-based solution, to support its enterprise information management (EIM) system. The company utilized ARCHIBUS On Demand and Preventive Maintenance at its Toronto office and planned to expand the use of ARCHIBUS for Space Management and Move Management across the organization. The system created a comprehensive, integrated employee database that provided granular views of employee and space information, simplifying the process of locating and moving staff. The database used an active directory feed as the basis, with PeopleSoft as the human resources system of record and IT Remedy managing email addresses and phone numbers. ARCHIBUS tracked details on specialized furniture, offices, and contractor end-date information, identifying when workspaces would become available. The roll-out supported multiple lines of business, including Gas, Liquids, and Corporate divisions, and was deployed from centralized servers in Toronto. Despite the challenges, the implementation of the active data feed architecture was successful, leading to immediate improvements in various areas.
Operational Impact
  • Monthly space reporting became more accurate, generating precise occupancy vs. capacity and departmental occupancy figures.
  • On-boarding and move processes were simplified, making them easily executable and trackable by the entire move team.
  • Equipment deployments were planned and carried out with greater timeliness, with equipment lists available for viewing by all facilities and IT staff.
Quantitative Benefit
  • Enbridge's headcount increased by 33%, adding 2,000 new positions.
  • 220,000 square feet of new office space was secured, renovated, and occupied within 12 months.
  • In Edmonton, seated headcount increased from 1,550 to 1,950 within a year.
