Enclave Property Management is a vertically integrated development, construction, and property management company established in 2012. The company manages over 4,500 units across North Dakota, South Dakota, and Minnesota. The company's process starts with development, where they work with architects to design the project. Once the project is built and they receive the Certificate of Occupancy, the property management team takes over to fill and manage the units. The company is an investment firm first, and while managing new properties, they strive to meet and exceed the expectations of their investors.
The Solution
Enclave Property Management adopted AppFolio Property Manager, a property management software that provided them with the necessary tools to manage their properties efficiently. The software provided a delinquency dashboard that allowed the company to understand the delinquency levels of different properties and take necessary actions. The software also included virtual tours for prospects, allowing them to walk through the apartment and apply online. This automation allowed the leasing agents to focus on prospects that preferred an in-person tour. The company also used Lisa, the AppFolio AI Leasing Assistant, to handle guest cards, leads, and requests for tours, freeing up the leasing agents' time. Additionally, the company used Smart Maintenance, a feature of the software that monitors all work orders and decides the next steps, contacting preferred vendors if necessary.
