The Challenge
Endurance Land, a property management company, faced the challenge of connecting their workplace experiences across their vast portfolios. The company's properties, including the London Wall Buildings and the Regent Quarter estate, span hundreds of thousands of square feet, making it difficult for tenants to stay aware of the various happenings at their workplace. This disconnect strained the landlord-tenant relationship and the connections tenants felt to each other and the office. The rise of remote and hybrid work models due to the global health pandemic further complicated this challenge. Endurance Land needed to find solutions that address safety, communication, and engagement for a post-pandemic workforce. The company also wanted to support local retailers and elevate their leasing strategies. The historic nature of the buildings and the numerous entrances (seven for the London Wall Buildings and ten for the Regent Quarter estate) made it difficult for tenants to stay updated on site happenings.
About The Customer
Endurance Land is a property management company that manages multiple assets across corporate campuses. The company's portfolio includes the London Wall Buildings and the Regent Quarter estate in London, UK, spanning approximately 1.3 million square feet. The London Wall Buildings, which are five separate buildings, form one of the four blocks surrounding Finsbury Circus. They are close to Liverpool Street station and the future Elizabeth Line station. The Regent Quarter is situated in the heart of King’s Cross to the east of King’s Cross Station, surrounded by a dynamic mix of global brands, hotels, and restaurants. The estate comprises 260,730 square feet of mixed-use real estate across 12 office buildings and 20 retail and leisure units.
The Solution
Endurance Land partnered with HqO to address these challenges. HqO's Workplace Experience Platform was used to enhance communication across the sites, support local retailers, and elevate leasing strategies. The platform was used to communicate site updates, events, and services to tenants, regardless of their location. It also supported local retail through exclusive in-app deals and offers. When the COVID-19 pandemic occurred, the platform was used to communicate return to work messaging, updated building policies, and more. The teams collaborated on a 52-week content calendar to manage engagement and encourage networking within the various on-site buildings through the app. They also provided weekly building updates around refurbishment efforts and shared “sneak peek” images to build excitement. The app was also used to conduct tenant surveys for direct feedback. The partnership expanded to the Regent Quarter estate in August 2020, where the app was used to connect office tenants with on-site retailers and communicate the re-opening of these retailers during the late stages of the pandemic.
Operational Impact
  • The implementation of the HqO Workplace Experience Platform significantly improved communication and engagement across Endurance Land's properties. The platform allowed the property teams to effectively communicate site updates, events, and services to tenants, regardless of their location. It also supported local retailers by promoting exclusive in-app deals and offers. The platform was instrumental in communicating return to work messaging and updated building policies during the COVID-19 pandemic. The teams were able to manage engagement and encourage networking within the various on-site buildings through the app. The app also served as a significant addition to leasing tours for the two properties, allowing property teams to market new available space to both existing and external tenants through showcasing building amenities and offerings.
