The Challenge
Sundance Property Management, established in 1993, manages properties across four states including Ohio, Indiana, Kentucky, and South Carolina. Their portfolio includes single and multifamily residential, and student housing. However, in 2013, after acquiring a large group of multifamily properties, they found that they had outgrown their previous software, Skyline. The software was not cloud-based and lacked the ability to quickly run reports. Every process was manual, requiring the vice president of finance, Michelle Flores, to work three weekends a month to get everything accomplished. The company was at a point where they would have had to cap their growth and decline new business, as they couldn't manage it with their existing software.

Sundance Property Management, LLC, founded in 1993, is a property management company that has expanded to include properties in four states including Ohio, Indiana, Kentucky, and South Carolina. They manage a residential portfolio that includes single and multifamily residential, and student housing. Michelle Flores, who has been with Sundance since 2007, works as the vice president of finance at their corporate office in Cincinnati, OH. The company has a goal to manage more than 6,000 units by the end of the year.
The Solution
In 2015, Sundance Property Management decided to switch to AppFolio Property Manager PLUS. This software provided them with the tools they needed to automate their manual processes, allowing them to focus on the growth and success of their business. One of the key processes they streamlined with AppFolio was the leasing flow. The software made it easy to post vacancies online and manage the application process. The entire move-in process could be completed with efficiency, which was beneficial for the company's bottom line. Additionally, AppFolio's Performance Insights allowed them to easily compare the performance of their properties and actuals to budget. This feature enabled them to quickly identify which properties were out of budget and where their teams were underperforming. The software also helped them to differentiate themselves in the market, as many owners and management companies were still using old school methods of property management.
